Summary of Covenants

The following is a summary of some of the Sunset Ridge II covenants.  This summary is not a legal document.

Article III
Section 2 Each lot has one vote.
Article IV
Section 3 Assessment amount is set by Board of Directors and ratified by members.
Section 11 Past due assessments charged 12% interest
Section 13 Association pays property tax, if any, on common areas for members.
Section 15 Association sets rules for use of common areas.

Article V
Section 1 Each home may be occupied as a single family residence.  Any home business are to be approved by the Board.
Section 4 All outside structures of any kind, or any change to exterior appearances of any structure must be approved by the Architectural Control Committee.
Section 6 There is a 20 foot setback on the front and rear and a 5 foot setback on the side yard for buildings.
Section 7 Landscaping must be completed within 6 months.
Section 9 No fence or hedge shall be over 6 feet tall.
Section 10 No antennas outside of any kind except “mini dishes” without permission of Association.
Section 12 Yards must be maintained.
Section 13 No visible garbage except on collection day.
Section 17 Only household pets may be kept.  They cannot be a nuisance.  Dog houses and dog runs must be screened from view.
Section 18 No trash piles
Section 19 RVs and non-operational vehicles must be out of view.

Board Meeting - April 19, 2010

The board met for the yearly open meeting. There was not enough members to make a quorum to elect a new board so no changes were made to the board. It was decided to send out a letter to remind the homeowners of some of the CC&Rs.

The next board meeting will be July 22, 2010 at the CedarCrest Golf Club restaurant at 7:00 pm.

Oct 2008 Board Meeting

We did not have a quorum so the old board will stay on.  Hopefully we will be able to vote on the board again in April.  Due to expenses the website will being taken down and replaced by this blog.

The next board meeting will by January 29.  Please see the details in the side bar.

Homeowners Board

We will be electing a new board or re-electing the old board at our next meeting on October 20, 2008 at the Marysville Library. Please attend if you can. Last time we had on open meeting we did not have enough homeowners to make a quorum so the old board stayed on.

The current board members are

Robert Norman, Vice President (Lot 59)
Ken Adams, Secretary (Lot 78)
Stephen West, Treasurer (Lot 50)

Some Documents

Every good organization has some documents.  So I think I will begin with our Articles of Incorporation.

If you want to make revisions to your home such as painting it, installing a fence, adding a deck or some other remodel on the outside you are required to make fill out a Request for Change and send it in to our management organization (Port Gardner Property Management).  They will forward it to the Architectural Control Committe for review and approval.

There are 100 homes in our HOA.  Here is the lot map of our neighborhood.
